Our 9 Step Process
The Melandra Custom Design Process has been developed to give clients the highest level of personal involvement at every stage of the process ensuring your new home uniquely reflects you.
Initial Consultation (via phone / email)
Establish the unique characteristics of your block of land including preliminary Council and fire zone investigation to determine correct zoning.
Scoping Meeting at our Office
Review of Initial Land Assessment and detailed exploration of your ideas, needs, style, desired size/shape, budget and timeframe.
Preliminary Design & Assessment
Site meeting to factor in your block’s features, detailed site analysis, further design discussions, preparation of special engineering and build needs if required.
Custom Design Plans
Advanced drafts using our 3D modeling software. Designs sent direct to your desktop/laptop. Costs of concept plan discussed prior to proceeding. A detailed bill of quantities and budget estimate is produced prior to proceeding.
Completed Concept Design to Full Working Drawings
Final design revisions with floor plans, elevations and 3D models. Formal construction quote is finalised on completion of plans. Building contracts with fix price estimate is signed.
Council Approval Process, Finalisation Of Inclusions
We will liaise with Council on your behalf to ensure the approval process proceeds smoothly.
Council Approval, Building Contract
Building commences within 21 days of Council approval unless you request otherwise.
Attend regular site inspections with Director and Master Builder Jeff Manwaring throughout the build process. Access to the ‘Client Area’ of our website where we provide weekly updates on the progress of your new home.
Completion of Construction
Completion within agreed timeframe and to superior quality standard. Completion of construction is not the end of your relationship with Melandra Custom Designed Homes, we aim to provide ongoing support for the life of the home.
